Description of objectNaudy is a charming detached stone cottage dating from 1878, set in a peaceful small hamlet close to Blanquefort sur Briolance in the beautiful department of Lot et Garonne in south west France. Ideally placed between Chateau Biron and Chateau Bonaguil both 15 minutes away, and within an easy 10-15 minute drive to all shops, supermarkets etc. The cottage is full of character and quirky features with exposed stone walls and beams in all the rooms. There is a very large living room/dining room with 3 comfortable sofas, UK satellite TV, French TV, DVD player and iPod docking station and a dining table which seats 9. With so much living space it makes it ideal for two families but it is equally suitable for smaller groups. The kitchen is newly fitted and is very well equipped for all your catering needs. The bedrooms all have hanging and drawer space, mirrors and bedside tables with lamps. The two double rooms have hairdryers and travel plugs. Naudy is very child friendly with a travel cot, highchair, child step, potty, baby bath, baby monitor, bottle steriliser, changing mat, bed guard and stair gates. Please ask for details when booking. The secluded garden has a large 11m x 5m fenced heated swimming pool and terrace with sunloungers and cushions for relaxing and soaking up the sun. A large selection of inflatable pool toys is provided. Both badminton net (and rackets) and table tennis are provided for the more energetic! It is set in beautiful countryside surrounded by woods and fields with an abundance of birds and wildlife. This is a wonderful area for walking with over 150 well-signed footpaths to choose from, in fascinating circuits or straight along the ancient pilgrim’s route. There are laminated routes in the cottage and walking poles, back packs, binoculars,compasses, thermos flasks and lunch boxes provided at no extra cost enabling you to enjoy your walking without having to travel with all those bulky extras. LIVING/DINING ROOM The living area has 2 comfortable sofas and 2 armchairs seating 9 people where you can watch television on the flat screen TV with DVD player, with UK Satellite TV and French TV, or watch one of the selection of DVD\\\'s provided. Alternatively sit and read one of the many books from the bookcase, (both English and French novels) play one of the board games, a game of cards or simply listen to your own music on the iPod docking sation. The dining table seats 9.The dressers contain ample crockery and cutlery with melamine plates, unbreakable bowls, wine goblets and tumblers for all your alfresco meals and a large cool box and cool bag for your days out and picnics. A highchair and childrens cutlery is also provided. From this room a short flight of wooden stairs leads to the mezzanine kitchen and second double bedroom. KITCHEN The well equipped newly fitted mezzanine kitchen has a dishwasher, stove with oven and 4 ring burners, microwave, fridge/freezer, kettle, toaster and coffee maker. With a full range of utensils and kitchen ware including hand blender, large wok, and ample saucepans and frying pans. There is a second full size fridge, washing machine, ironing board and iron and clothes dryer in the inner hall. SECOND DOUBLE BEDROOM A bright room with views over the countryside, hanging space, chest of drawers, wall mirror, bedside tables and lamps and a hairdryer. (with travel plugs) From the living room 3 steps lead down to the second shower room and the single bedroom. SINGLE BEDROOM A sweet little room with a single bed for a child, a bedside 3 drawer chest and lamp, mirror and hanging space with childrens hangers. SHOWER ROOM The shower room has a walk in shower, basin and wc. Shower gel and shampoo are provided. Under the stairs is the cleaning equipment and an ample supply of cleaning products is supplied for your use. From a seperate entrance hall (where the washing machine is) wooden stairs lead to the upstairs children\\\'s mezzanine bedroom. MEZZANINE BEDROOM A large bedroom with 4 single beds, chest of drawers, wall mirror, bedside tables with lamps and wardrobe with childrens hangers. Underneath this room is the en-suite double bedroom. EN-SUITE DOUBLE BEDROOM A delightful room with white washed and exposed stone walls. It has a double bed and antique French headboard, bedside tables with lamps, wardrobe, wall mirror and chest of drawers with mirror. A hairdryer and travel plugs are provided. The ensuite shower room has a shower, basin and wc. Shower gel and shampoo are provided as are tissues and toilet paper. OUTDOORS The back door opens onto a small area of terrace with a cafe table and 2 chairs. It catches the early morning sun making it an ideal place to have a coffee. The half acre garden is loosely divided into 3 parts. The part outside the back door is very shady with the boundry marked by trees. A bench at the end of this part is nicely shaded and ideal for sitting reading or having a quiet moment. The large 11m x 5m private swimming pool is completely fenced for added safety for young children. It has a paved terrace to one side with 5 sun loungers with cushions for relaxing and soaking up the sun. A large parasol is also provided. The pool has roman steps at one end for easy access, a deep end and is fitted with an alarm as per regulations. There is a badminton net with rackets and a table tennis table and bats. A flower covered terrace area with table and seating for 9 is a wonderfully shaded place to eat all of your outdoor meals perhaps cooked on the stone bulit barbecue. A small table and 4 chairs for the little ones with melamine plates and dishes and cutlery are also provided. There is parking for 2 or more cars. Welcome refreshments on arrival ...... and Welcome Pack of essentials such as tea,coffee,water and milk are provided and also a food basket of goodies! You can arrange in advance for a grocery shop to be done before your arrival at no extra cost. Ask for details at the time of booking. Location of objectLot-et-Garonne has an incredibly varied landscape with countryside which is a mix of wooded slopes, Pine forests, endless fields of sunflowers, corn and fruit orchards, most notably the famous Agen prune (plum).It is known as the \\\'orchard of France.\\\' Historic bastide towns and medieval villages, beautiful rural architecture of this region that can be seen in the ancient houses, colombage barns, pigeonniers and churches form part of the seemingly unchanging, unspoilt landscape. The department has 14 chateaux, 42 bastides, 24 museums and 14 public gardens not to mention the water sports on lakes and rivers, caves and activity parks for children. Naudy is only 15 minutes from both Chateau Biron and Chateau Bonaguil. This is a wonderful area for walking and for ramblers there are walking poles, back packs, compasses, binoculars, thermos flasks and lunch boxes provided as well as laminated route maps and lots of information on walks for all levels and ages. For nature-lovers, and we often see deer, red squirrels and the occasional wild boar, numerous birds of prey, Golden Orioles, and Hoopoes. In early summer many of the local villages such as Duras, Tournon d\\\'Agenias and Issigeac (in the Dordogne) hold plant fairs and throughout the year the very popular Vide Greniers (car boot sales) are held everywhere. Town: France, Lot et Garonne, Blanquefort sur BriolanceIn Lacapelle Biron you will find a general shop which delivers, a boulangerie, butcher, post office, hairdresser, tourist information center, chemist and medical center (with an English speaking doctor).
