Description of objectA villa in a quiet place in the heart of Tuscia (the ancient Etruria)surrounded by chestnut woods and hazel groves, in the little town of Capranica (VT), 60 km from Rome city center, 30 km from Viterbo.The house is connected to via Cassia through a country road (km 1,8). The villa consists of the living area ( 150 mq) and a garage(50 mq). The house is surrounded by a beautiful garden with trees and flowers (4000 m). The house has 3 bedrooms, a small studio with a single bed, 3 bathrooms, a kitchen and a large living-room (60 mq)with a fireplace and a stove. Water comes from a well endowed with a purification plant. In front of the living-room there is a nice patio where you have enough room for a table to have a meal outdoor. In the house you can use all the comforts you need: a washing machine, a dishwasher, hot water, central heating, vacuum cleaner, mixer, hairdrier,radio, tv. From the house you can easily reach a supermarket, a restaurant, a bar/cafeteria( 1,8 km). In the center of Capranica, about 2,5 km from the house, you will find all the facilities nedeed: Post Office, Banks, shops and supermarkets etc. There is a Golf Club 'Le Querce' near Sutri (about 7 km), a horse riding school(about 5 km.), the Baths 'Le Terme dei Papi'and 'Terme di Stigliano' (about 30 km.), Acquafun at Sutri, Fontefievole ( 7 km.). Few kilometers from the house, in the Ancient Town of Sutri, on the 'via Francigena', you will find an Etruscan necropolis , a Roman Amphitheatre, a Mithreus. Moreover, the towns of Viterbo, Caprarola (Farnese Palace), Tuscanica, Tarquinia, Bagnaia ( Villa Lante), Bomarzo ( the Monsters Villa) are easily reachable while Tuscany is at 1 hour and a half drive.
