Description of objectThis beautiful villa is situated in one of the best residential areas of Chiclana, just a few minutes walking distance away from the marina of Sancti Petri, the beach of La Barrosa and the restaurants and tapa bars in the little beach village.Just 8 mins from the centre of Chiclana with its dayly traditional fishmarket. The villa is ideal for either one large family or two separate families wanting to spend their holidays together. A great place to base yourself with easy access to the beaches and other local towns and cities to explore. The villa enjoys stunning gardens with a large terrace, ideal for alfresco dining. The furnishing of the villa is of a very high standard . The owners attached importance to select best qualities regarding the fittings. The kitchen is modern and fitted with all you need. The villa has got a build surface of 240 m² with 4 bedrooms (1 on the ground floor and 3 on the first floor), 3 bathrooms ( one en suite with a double jacuzzi bath, adjoining the master bedroom ), guest toilet, a spacious living room, a kitchen and in the basement is the large garage, a television room and an other room that can be used as a 5th bedroom, ideal for children. Ground floor Hallway with staircase to first floor, large living room with working fire place, English (free view) and German Satellite TV and DVD player and comfortable sofas. Fully fitted kitchen with dishwasher, washing machine, electric hob and oven, extractor fan, fridge/freezer, microwave, toaster, electric kettle ect.. There is a door leading to back terrace and garden. Shower room with WC on the ground floor. On the first floor, master bedroom with double bed, built in wardrobes and 2 twin bedrooms, one with it’s own balcony. There is a large swimming pool ( 9mx5m ) with roman steps and mosaik tiles and slide, ideal for keeping children entertained for hours. The garden is 1000 m² and it is well designed and colourful offering everything from shade to full sun. The villa is connected to all mains utilities. A 20 % deposit will be requested by bankers draft on confirmation of availability. The balance is paid in cash on arrival (euros please). The price includes gas, electricty and water. linen & towels but not beach towels. This is a no smoking villa but feel free to smoke on the terraces and gardens. Jerez, the home of sherry, dancing horses and Moto GP. Tarifa for extreme sports, whale and bird watching. Seville for culture, Vejer and Conil for local charm and warmth. Chiclana is truly a place for everyone. During August you should experience wall to wall sunshine with the unlikely chance of rainfall. You can expect temperatures between 25c and 35c. The local area of Chiclana has a diverse mix of activities and attractions from award winning golf courses to Blue Flag beaches, tennis to kitesurfing, walking to bird watching along with go-karting, surfing, cycling to name but a few and all within a ten minute drive. The town of Chiclana is typical of the region. Ideal for fresh produce in the indoor market followed by coffee or tapas in one of the narrow bustling streets. Chiclana is also renowned for the port of Sancti Petri with it´s historic fortified castle. It is hear you can also enjoy the many watersports on offer including, kayaking, windsurfing, kitesurfing, sport fishing, boat trips or even being dragged across the bay on the back of a giant banana. If food interests you, this region benefits from daily catches of fresh fish straight from the Atlantic Ocean. Beef and pork are all farmed locally and offer the dinner the perfect ingredients.
