Description of object

3 Bedroom Family Home complete with tasteful furnishings and finished in modern decorator colours. The house faces West and the low traffic volume street.

Occupying the main and upper floor (2nd & 3rd levels), the house accommodates 5-6 persons in 3 Bedrooms (Queen/Double/Twin beds) plus an additional 2 persons on the Sofa-bed in the Living Room. Two flights of (ungated) stairs makes it unsuitable for toddlers, small children under 5 years old and also for less agile elderly persons. Sorry, Pets declined.

• • • NO SMOKING IN THE HOUSE OR ON THE GROUNDS ADJACENT TO THE HOUSE.

     • GROUND LEVEL:
Driveway Parking, Main entrance, front foyer, laundry room.
A small studio suite is on this level, at the back.

     • SECOND LEVEL:
Large kitchen, Dining area at the back of the house overlooks the garden.
There is no formal dining room as such, but the table will seat 6-8 comfortably. With 2 sky lights and windows on three sides, it is a very bright room that catches the morning sun.

3 BEDROOMS:
Master bedroom faces East and the morning sun. Good size room with Queen bed, ensuite bathroom with tub and shower.
2 smaller bedrooms (facing West) - Double and twin / ¾ beds respectively.
2nd full bathroom with tub and shower.

     • THIRD LEVEL:
Living room (13x18) set across the width of the house. Large windows on all four sides make the room bright and airy. Catches the afternoon sun. One window over the fireplace looks north to the mountains.

Large balcony (12x21) running alongside the living room also has a main westerly orientation for the afternoon sun, and a fabulous view to the localMountains that form a backdrop to Vancouver. The hot tub is located here. The whole area can be protected from inclement weather by the retractable canvas awning. Just have to be able to use that hot tub in the rain! However it cannot be lowered when there is a risk of snow.

     • FOURTH LEVEL:
Another staircase (exterior) leads to the top of the house and another big deck (11x18) 'the Captain's walk!' from which the 360 degree view is just terrific. May be inaccessible during a heavy snow fall.

Location of object

Officially Eastside, by car about 15 minutes to the city centre, 20 mins to the airport, and about 35mins to/from the US Border.

The suite is in the area know as Commercial Drive, 'The Drive' with its cosmopolitan mix of trendy through Bohemian to Grunge residents and visitors. Located just far enough away from the hustle and bustle of Downtown it provides a more gentle, quieter way of life.

The immediate area has local individually run convenience shops, plus locally run grocery stores, Pubs and Restaurants, clothing, furniture stores.

The whole area can be walked easily, nothing is very far away.

By car about 15 minutes to the city centre, 20 mins to the airport and Richmond, and about 35mins to/from the US Border. Whistler is 1.5 to 2 hours depending on weather and traffic. Snow tires or chains are required north of Squamish at certain times during the Winter.

Vancouver is a Metropolitan area, with a total population of just over 2 million people, consisting of several autonomous municipalities that offer many of the advantages of their big city neighbour.Throughout the whole area there is also ample diversity in ethnic demographics - the non anglo-saxon/causcasian population is about 50%, and many have congregated in areas, creating a predominantly single ethnic area, with stores, restaurants, services and institutions specifically serving the needs of those communities. These areas also provide a focal point for those from different cultural and ethnic backgrounds to savour and experience something other than that which they are perhaps more used to. By North American standards, the city supports a reasonably good transportation system, with a fare structure based on flat rate time of travel within any fare zone, however an additional fare is collected if travel is to or through any adjacent fare zone.
